WHAT CAN I EXPECT TO PAY IN ADDITION TO RENT?

To reserve your apartment home, you can expect to pay the following:

  • Application fee: $55.00 per person
  • Administration fee: $150
  • Refundable security deposit: $500
  • Ask us about an alternative to security deposits with our partner, Jetty.

  • Please note your monthly gross income will need to be 2.5x the monthly base rent of the specific apartment youre renting to qualify.

We have partnered with Pet Screening to ensure all pets and animals within the community are registered and properly screened. Your animals will go through the Pet Screening process.

Based on the Fido results from Pet Screening, the pet fees range from $300-400 per pet and the pet rent will range from $25-45 per pet.             

All applicants, even with no pet households or assistance animals, need to complete our pet screening. Screening must be completed to continue your application. Start your screening process now if you haven't done so already. Click here to begin!

Other fees to anticipate:

  • Ally Waste Trash Removal: $25/mo
  • Pest Control: $4/mo
  • Parcel Pending: $6/mo
  • Postal Mailbox Fee: $40 One-Time)
  • All rent and fees are subject to the required City of Phoenix sales tax of 2.3%
  • Renters Insurance with a minimum liability of $300,000 is also required prior to picking up your keys. Youre welcome to purchase your own policy with your own provider, or work through our preferred provider. They offer policies that range from $13-17/mo.

 

WHAT UTILITIES ARE COVERED?

Residents are responsible for all utilities. Your water, sewer, trash, and amenity maintenance will be billed through a company called Conservice and will be payable with your rent. Electricity is through APS and account setup is to be completed by the resident for your specific apartment home. Account numbers will need to be provided at time of move-in.

 

DO YOU ACCEPT PACKAGES IN THE OFFICE?

We are unable to accept packages in the office, however, we do offer package lockers that allow you to pick up packages at your own convenience.

 

WHAT IS VALET TRASH REMOVAL?

We utilize a service that allows you to place your neatly tied trash outside your door between 5pm-7pm every day, except for Tuesdays and Thursdays, and it will be picked up. No more trips to the dumpster for everyday trash and recycling!

 

ARE YOU OPEN ON WEEKENDS?

We are available from 10am 4pm on Saturday. We are closed on Sundays.

WHAT IS THE SHORTEST LEASE TERM OFFERED?

3 months is the minimum lease term we offer.

 

WHAT IS THE LONGEST LEASE TERM OFFERED?

The maximum lease term we offer is 14 months.

 

DOES EVERY APARTMENT HAVE AN IN-UNIT WASHER/DRYER? IF NOT, WHAT IS THE LAUNDRY SETUP?

Select apartment homes come equipped with an in-home washer and dryer. If that is an important feature for you, please make sure to let your leasing consultant know. Otherwise, we offer six laundry facilities at our community. The days of bringing quarters is long gone! All our machines can be operated with a standard debit or credit card, or you may utilize a laundry card that can be refilled at any of our laundry facilities. 

WHAT ARE MY OPTIONS FOR CABLE AND INTERNET?

Cox Quick Connect is the preferred provider at our community. Your apartment home will come with the modem pre-installed. If you're a new customer to Cox, your first month will be free along with installation.

IS PARKING INCLUDED?

The cost of parking is included with each apartment home and one space is assigned per apartment home. All uncovered parking spaces are unassigned and available on a first-come-first-served basis. We ask that there be only one vehicle per leaseholder as we cannot accommodate the additional vehicles. We are unable to accommodate trailers, RV's, or off-road vehicles.

 

WHAT ARE PUBLIC TRANSPORTATION OPS NEAR YOU?

We are located on the Phoenix Bus Line #138.

 

IS THERE A CREDIT CHECK? WHAT IF I HAVE A BANKRUPTCY?

Your credit and a background check are run at the time of application. We are provided a simple approval or denial. Some denials may be able to be approved with a higher security deposit based on creditworthiness. Bankruptcies are evaluated on a case by case basis. Per our Rental Criteria, bankruptcy (regardless of discharge) or repossession within the last 2 years may be grounds for denial of application or may require additional deposit.
